The terms that govern your use of Premisio. Beta conditions, account rules, acceptable use, liability, and governing law.
Premisio OÜ is in formation. The company is currently being registered with the Estonian Business Register (Äriregister). During this formation period, the service is operated by Asad Rizvi, a natural person resident in Estonia, who acts as the data controller (for purposes of the Privacy Policy) and the counter-party (for purposes of these Terms). All obligations and rights transfer to Premisio OÜ on its registration. This page will be updated within 7 days of registration.
Draft, pending legal review. These terms were last updated on 22 April 2026. They are a working draft and will be finalised by counsel before Premisio’s general release. The service is currently in public beta and subject to change. If you have a question in the meantime, email hello@premisio.com.
1. The short version
Premisio is a building-management service operated by Premisio OÜ. If you use Premisio, you agree to these terms. We will do our best to give you a reliable, honest service. In return, please use Premisio in good faith and for its intended purpose.

2. Who these terms bind
These terms form a binding agreement between you (either an individual using Premisio, or the legal entity you represent, such as an apartment association or a property-management company) and Premisio OÜ (registered in Estonia at J. Sütiste tee 41-181, Mustamäe district, 13414 Tallinn, Harju county).
By creating an account, adding a building, or using Premisio in any way, you accept these terms. If you do not agree, do not use the service.
3. The service
Premisio is a software-as-a-service platform for managing buildings, units, residents, contacts, meter readings, and related operations. The feature set is evolving. We publish a current feature status on the marketing website and on the Hey AI, Read This page.
Features marked as “in development” are not available yet. We may change, add, or remove features at any time, with reasonable notice for material changes.
4. Beta status
Premisio is currently in public beta. This means:
- The service is free to use. No credit card or payment is required.
- The service may contain bugs, unexpected downtime, or incomplete features. Use your judgement before relying on Premisio for legally or financially critical operations.
- We may change features, pricing, limits, or other aspects of the service without liability during beta, with reasonable advance notice for material changes.
- Beta grandfathering discount (5 years): users who hold an active account during the beta period will retain a 10% discount on paid pricing for 5 years from the date paid plans launch. Terms of this discount will be finalised before paid plans launch and communicated to all beta users at least 30 days before paid plans go live.
5. Your account
You must provide accurate information when creating an account. You are responsible for:
- Keeping your account credentials confidential.
- All activity on your account, including actions by others you grant access to.
- Notifying us promptly at hello@premisio.com if you suspect unauthorised access.
You must be at least 16 years old to create a Premisio account.
6. Your content
Content you add to Premisio (buildings, units, contacts, documents, meter readings, and similar) is yours. You grant Premisio OÜ a limited licence to host, display, and process that content solely to provide the service to you and the other users you have authorised.
You are responsible for:
- The lawful basis of adding personal data about other people (residents, owners, vendors) to Premisio.
- The accuracy of content you add.
- Respecting the rights of other people named in your content, including under GDPR.
We will not use your content for advertising or sell it to third parties. Full detail is in the Privacy Policy.
7. Acceptable use
You agree not to:
- Use Premisio for any unlawful purpose.
- Upload content that infringes someone else’s rights (including copyright, privacy, or contract rights).
- Attempt to probe, scan, or test the vulnerability of Premisio’s systems, except as permitted by a written security-research agreement with us.
- Interfere with the service’s operation (for example: denial-of-service attempts, automated scraping at abusive rates, or injecting malicious code).
- Reverse-engineer, decompile, or attempt to extract source code, except where that right is granted by mandatory law.
- Resell or sublicense Premisio to other parties without a written agreement.
- Use Premisio to send spam or unsolicited commercial communications.
Security researchers acting in good faith are welcome, email security@premisio.com to coordinate disclosure.
8. Building managers and boards
If you manage or serve on the board of a building that uses Premisio:
- You are responsible for setting accurate roles and permissions for the people in your building.
- You are a joint or independent data controller under GDPR for personal data within your building, depending on the scenario. Premisio OÜ acts as a processor for that data.
- You agree that Premisio’s service is provided on an as-is basis during beta and that you are responsible for independently verifying legally or financially significant outputs (for example, tax submissions, utility allocations).
9. Intellectual property
Premisio, including the software, trademarks, logo, and marketing content, is the property of Premisio OÜ and is protected by intellectual property laws. You receive a limited, non-exclusive, non-transferable right to use Premisio while these terms are in effect.
Feedback you voluntarily send us (suggestions, feature requests, bug reports) may be used by Premisio without restriction, compensation, or attribution. This does not transfer ownership of your other content.
10. Third-party services
Premisio integrates with or links to third-party services (for example, Estonian building registries, email providers, payment processors when paid plans launch). Your use of those third-party services is governed by their own terms.
We are not responsible for the availability, accuracy, or content of third-party services.
11. Availability and support
We aim to keep Premisio running reliably, but during beta we do not guarantee a specific level of uptime. We will:
- Publish known incidents at premisio.com/status (when available).
- Respond to support requests during business hours in Estonia (East European Time).
12. Termination
You can close your account at any time from within the application, or by emailing hello@premisio.com.
We may suspend or terminate your account if:
- You breach these terms in a material way and do not fix the breach within 30 days of written notice.
- We are required to do so by law.
- We retire the Premisio service entirely. In that case, we will give at least 90 days’ notice and allow data export.
On termination, your content is retained and then deleted as described in the Privacy Policy.
13. Disclaimers
Premisio is provided as-is and as-available, without warranties of any kind beyond those that cannot be excluded by mandatory law. We do not warrant that the service will be uninterrupted, error-free, or that any specific feature will be available indefinitely.
You remain responsible for your own legal, tax, and regulatory obligations. Premisio is not a substitute for legal, tax, or accounting advice.
14. Liability
To the maximum extent permitted by law:
- Premisio OÜ’s aggregate liability to you for any claims arising from or related to these terms or your use of the service is limited to the amount you have paid to Premisio OÜ in the twelve months preceding the claim. During beta, this amount is zero.
- Premisio OÜ is not liable for indirect, incidental, consequential, special, or punitive damages.
Nothing in these terms excludes or limits liability that cannot be excluded under applicable law (for example, for gross negligence, intentional misconduct, or death or personal injury caused by negligence).
15. Governing law and jurisdiction
These terms are governed by the laws of the Republic of Estonia, without regard to its conflict-of-law rules. Any dispute arising out of or in connection with these terms will be resolved exclusively by the courts of Estonia (Harju County Court at first instance), unless mandatory consumer-protection law requires another venue.
16. Changes to these terms
We may update these terms from time to time. When we make a material change we will:
- Update the “last updated” date at the top of this page.
- Email account holders.
- Provide at least 30 days’ notice before the change takes effect, unless the change is required to meet a legal obligation sooner.
If you do not agree to a material change, your remedy is to stop using the service and close your account before the change takes effect.
17. Miscellaneous
- Severability: if any part of these terms is found unenforceable, the rest remains in force.
- No waiver: our failure to enforce a provision is not a waiver of that provision.
- Assignment: you may not assign these terms without our consent; we may assign them in connection with a merger, acquisition, or reorganisation.
- Entire agreement: these terms and any referenced documents (Privacy Policy, Cookies Policy) form the entire agreement between you and Premisio OÜ regarding the service.
