Is the free plan really free, forever?
Yes. If you manage up to 10 units, you pay nothing, ever. Every feature included. No credit card required, no trial clock, no "upgrade to keep your data" trick.
What exactly counts as a unit?
Any separately-owned or leasable space that a person or a business occupies. An apartment counts. A commercial suite counts. A garage or storage locker does not. Common areas (stairwells, lobbies, roofs) do not.
When does billing start?
Not during beta. When paid plans launch, every existing account gets at least 30 days' notice and a one-click path to the beta rate (10% off for 5 years). No auto-billing surprises.
How does billing work?
Monthly, always based on your actual unit count. Add a building mid-month, the next invoice reflects it. Remove units, same thing. We don't do annual prepayment because portfolios change and we don't want to complicate your bookkeeping with prorations and credits.
Do you charge extra for integrations or automated meter reading?
The software is all-inclusive. Everything Premisio builds in-house is in the base per-unit price, automated meter-reading emails, registry sync, branded PDFs, branded public pages, electronic voting, multilingual notifications, versioned documents. No per-module fees, no activation charges.
Some third-party integrations carry per-use vendor fees that are prohibitively expensive for us to bundle into the per-unit rate. Digital signature providers like Smart-ID are one example. For these:
- The integration is available in every plan, no gatekeeping.
- Each use passes through at cost, no markup.
- Building managers opt in per building, or skip them entirely.
The exact vendor fee shows on your invoice so you see what you paid for. We never bundle hidden costs into the per-unit rate.
We manage many buildings as a property management company or accountant. Is there a plan for that?
Yes, on the Grow plan. One account, many client buildings, with strict per-building data separation. Pricing drops to €0.95 per unit at 500+ units and stays flat, so you can manage thousands of units at published rates. The Scale plan is an optional add-on if you want a dedicated account manager, guided onboarding for your team, priority support, or custom integrations, regardless of portfolio size.
I manage multiple buildings. How does that work?
Add each building. The unit counts sum across all of them, and that combined total is what the price is based on. One invoice, one payment method. If the combined total is 10 units or fewer (across however many buildings), you're still free.
What happens if I leave?
Export your data (contacts, documents, activity log, meter readings, everything) whenever you want. No lock-in, no retention tricks. You come, you stay, you leave, your records are yours.
Is the beta discount transferable?
It's tied to the account, not the person. If you're a building manager who onboards during beta and later switch jobs, the discount stays with the accounts you manage for the remainder of the 5-year window. If you start a fresh account after beta ends, new account, current price.
