Premisio is live
Today we're opening Premisio to everyone. Free for buildings up to 5 units, €1 per unit per month above that, with volume discounts as the portfolio grows.
Today is day one. Premisio is open to everyone.
For the next stretch of the journey we’re building one place where boards, property managers, and the people who live in the buildings they look after can do the work of running a property without losing their evenings to spreadsheets.
Why we built this
If you’ve ever sat on an apartment-association board, run a portfolio of buildings, or kept the books for an HOA, you already know the tools are bad. Either you pay an agency that hides everything behind their own systems, you wrestle with desktop software written in the 1990s, or you stitch together spreadsheets and PDF folders and pretend it’s a system.
We’ve done all three. We’re building Premisio because we wanted the product to exist.
What’s live today
Premisio covers what most boards and managers need on day one.
- Buildings, units, and occupancy tracking
- Resident invitations and per-building roles
- Meter readings, with public submission links residents can use without an account
- Building contacts directory (emergency, utilities, board)
- Documents with versioning
- Activity log and personal work log
- Multilingual notifications in English, Estonian, and Russian, delivered in each user’s preferred language
- Estonian building registry sync via EHR and In-ADS
- Bring-your-own-brand: emails, PDFs, and public pages carry your building’s name and colours, not Premisio’s

What it costs
Buildings up to 5 units are free forever. No credit card, no trial countdown, no feature gating.
Above 5 units it’s €1 per unit per month, all-inclusive. Every feature, every integration, one price. No “Pro” tier and no per-module fees.
Volume discounts apply automatically as the portfolio grows, from 5% at 100 units down to €0.40 per unit at 8,500 and above. Every band is published, so you can price a portfolio of any size without talking to us first.
